Fenway Corners project approved by Boston planning agency

The Boston Planning & Development Agency (BPDA) has approved plans for Fenway Corners, a development project that will bring new housing, retail and office space to the area surrounding Fenway Park, home of Major League Baseball’s Boston Red Sox.

Fenway Corners will deliver 266 residential units and over 40 new retail shops, with more than 1,800 construction jobs and approximately 4,000 permanent jobs to be created through the project.

The development will take place over a period of years and include a total of eight mixed-use buildings containing space for offices, laboratory/research and development, residential units, retail, restaurants, daycare and other uses.

The project will support affordable housing with a $22.7m (£17.4m/€20.2m) housing linkage contribution, as well as jobs training with a $4.2m jobs linkage contribution. Fenway Corners will cover around 3.7 acres of public realm and new open spaces and will be supported by new bike infrastructure and pedestrian paths.

The pedestrianisation of Jersey Street, which is located adjacent to Fenway Park, will be central to the plans. The street will host public events, gatherings and markets.

Following community feedback and close coordination with locals, the BPDA’s approval defers approximately 400,000 square feet of the project until the BPDA’s Fenway Park Transportation Action Plan is completed. 

The Fenway Corners North area will consist of one building on a development block bounded by Landsdowne Street. The Fenway Corners West area will encompass more than four acres of land within a portion of the Fenway neighbourhood.

Each building will be subject to BPDA design review as well as one or more BPDA-convened Community Advisory Committee meetings.

The Red Sox filed proposals to the BPDA in February 2021. Fenway Sports Group Real Estate, a division of Red Sox ownership group Fenway Sports Group, has partnered with WS Development to build up the area around the ballpark.

In August last year, Boston’s new MGM Music Hall at Fenway, which is located immediately behind Fenway Park, opened its doors. The venue can accommodate up to 5,000 guests.

Fenway Park is the oldest ballpark in MLB having opened in 1912. It has a current capacity of around 37,000.
